What we see in Chenequa homes

Chenequa was formed from the Town of Merton in 1928 around the 703-acre Pine Lake, and it has been zoned as an exclusively residential community from the start. Lake lots run 2 to 4.5 acres and every other lot in the village has to be at least 5 acres, which keeps homes spread out under heavy tree cover; Chenequa has been a Tree City USA every year since 1985. Many of the village’s oldest homes began as summer retreats for wealthy Milwaukee and Chicago families in the late 1800s, and plenty of today’s owners are descendants of those same families. A number of those lake houses have since been converted to year-round use, often through more than one remodel.

A five-acre lot and a lake house built up over generations don’t behave like a standard subdivision home. It’s common to find two heating systems, zoned equipment, or a mechanical room that was never meant to be the easy, central space you’d find in newer construction. With the village’s population under 600, Chenequa is one of the smallest places we work in, but the homes themselves are often larger and older than anywhere else on our list.

How we work in Chenequa

A converted lake cottage and a house with two heating systems both get the same honest look: we check every system on the property, not just the one that’s acting up, and show you the readings before we talk about a price. Replacements are sized with a load calculation for the actual house, permitted when the work requires it, and the outdoor equipment goes in without disturbing the tree cover or the lake view.

How it works

What happens when you call A-1

1

You call or text, any hour

A person answers 414-595-5175, not a call center. We ask a few quick questions and give you a real arrival window, not a guess.

2

We find the actual problem

We test before we replace anything and show you the readings, so you can see what failed and why.

3

You approve a flat-rate price

You get the price before any work starts, with repair and replacement options in writing when both make sense. No hourly surprises.

4

We fix it, test it and clean up

Most repairs are finished on the first visit. We test the system, clean up after ourselves and explain what we did.

Good to know

Chenequa questions we hear most

Our lake home started as a summer cottage and has been added onto more than once. Can you size a system for it correctly?

Yes, but we measure first. We check the ductwork for each addition and the furnace or boiler’s actual output, then size any replacement to the house as it stands today, not its original footprint.

We have more than one heating system on the property. Do you check all of them on one visit?

Yes. We look at every system while we’re there, not just the one you called about, and give you one written report covering all of them.

How fast can you get to Chenequa?

About 50 minutes from our South Milwaukee shop. No-heat and no-cool calls get priority, and we give you a real arrival window when you call, nights and weekends included.
