What we see in Butler homes

Butler started as a railroad town. The Chicago & North Western Railway built a rail yard on the Waukesha County line in 1909, and the families who worked it founded New Butler, incorporated in 1913 with about 200 residents. The yard once held one of the Midwest’s largest roundhouses, with room for more than 1,500 rail cars, and a passenger line nicknamed the “Shop Train” carried residents into Milwaukee. The village peaked at 2,274 residents in 1960 and has settled lower since, at 1,787 by 2020. Unlike most of the villages we serve, Butler’s housing stock has actually shrunk a little over the last two decades, down to 925 units in 2010 from 938 in 2000, and it carries the highest share of renter-occupied housing in Waukesha County.

That means more older multi-family buildings and smaller households than a typical new subdivision: 44 percent of Butler households were a single person living alone in the last full count, with an average household size around two. Furnaces and water heaters in these buildings tend to be older and often serve more than one unit. Local employers like Western States Envelope, Accunet Mortgage and Cargill’s meat plant employ roughly 3,350 people, nearly twice Butler’s own population, including about 1,500 who commute in from Milwaukee, so we also see our share of small commercial HVAC calls here alongside the houses.

How we work in Butler

An older rental duplex and a small shop get the same honest diagnosis: we check the actual equipment and airflow, show you what we find, and give you a flat-rate price before any work starts, residential or small commercial. New equipment is sized with a load calculation, permitted when the work requires it, and tested at startup.

How it works

What happens when you call A-1

1

You call or text, any hour

A person answers 414-595-5175, not a call center. We ask a few quick questions and give you a real arrival window, not a guess.

2

We find the actual problem

We test before we replace anything and show you the readings, so you can see what failed and why.

3

You approve a flat-rate price

You get the price before any work starts, with repair and replacement options in writing when both make sense. No hourly surprises.

4

We fix it, test it and clean up

Most repairs are finished on the first visit. We test the system, clean up after ourselves and explain what we did.

Good to know

Butler questions we hear most

We own a rental property in Butler. Do you work with landlords?

Yes, regularly, including multi-unit buildings where more than one furnace or water heater is involved. We’re glad to give you one written report covering the whole property.

Do you service small commercial buildings in Butler, not just houses?

Yes. Butler has more light-industrial and small commercial space than most villages we serve, and we handle both the shops and the homes around them.

How fast can you get to Butler?

About 40 minutes from our South Milwaukee shop. No-heat calls get priority, and we give you a real arrival window when you call, nights and weekends included.
